If a surveyor, valuer or lender has asked about foam under the roof, a clear written record usually settles the question faster than back-and-forth emails. Ours states what was sprayed, how widely it spreads and how the exposed timber looks. Lenders and buyers still make their own decisions, but they make them from evidence.
Foam often comes to light late, when a buyer's surveyor looks into the loft or a lender reads the valuation. The sale then waits on an answer the seller may not have. Commissioning a survey at that point gives all parties the same dated facts, which usually moves things along quicker than each side guessing at what the roof might hide.
Conveyancers, brokers and buyers will read the report without having visited, so it explains each finding on its own. It gives the foam type, depth and spread, shows the timbers we reached with moisture readings, and keeps clear of predicting how any lender will respond. Lending policies differ, so we stick to the facts and make them simple to share.
The sale or remortgage report is the ordinary survey at £195, delivered within 24 hours of the visit. If you are working to an exchange date, say so when you call and we will look for the earliest sensible slot. Anything beyond the survey, such as removal, is quoted separately and in writing, and only if the findings call for it.
